Sattva Mysore Road Location
Sattva Mysore Road occupies a 19.16-acre parcel at Mailasandra on Mysore Road, immediately adjacent to Sattva Global City, in the RV Vidyaniketan and Rajarajeshwari Nagar belt of west Bengaluru. The full address is Next to Sattva Global City, Mailasandra, Mysore Road, RV Vidyaniketan, Rajarajeshwari Nagar, Bengaluru, Karnataka 560059, with the map pin at 12.9193056, 77.4948364 (Plus Code WF9W+PXF). This page covers the corridor logic, the metro and road position, the employment and education anchors, social infrastructure, and the honest trade-offs.
Macro Position — Bengaluru's Under-Priced Western Corridor
Mysore Road runs west out of Bengaluru toward Ramanagara, Channapatna and Mysuru. For most of the last two decades it was treated as a secondary corridor — the city's growth story went east to Whitefield and south to Electronic City, and the western spine got less attention and less pricing.
Buyers shortlisting Sattva Mysore Road often compare it with Sattva Songbird, a Budigere project by the same developer that offers a useful reference on format, pricing and delivery record.
What accumulated there anyway was substantial:
An operational metro line. Namma Metro's Purple Line runs 42 kilometres across 38 stations from Whitefield in the east to Challaghatta in the west — the western terminus, sitting on Mysore Main Road, operational since 9 October 2023. It passes through Kengeri, Pattanagere, Jnanabharathi, Mysore Road, Majestic, Cubbon Park, MG Road and Indiranagar.
A technology campus cluster. Sattva Global City, and the Global Village Tech Park estate behind R.V. College of Engineering, form a genuine employment base on this corridor.
One of India's densest higher-education concentrations. R.V. College of Engineering, RV University, Don Bosco Institute of Technology, PES University's Ring Road campus, and Bengaluru University's Jnanabharathi campus, all within about nine kilometres.
And the pricing did not follow. Mysore Road apartments average ₹8,100 per sq ft, Rajarajeshwari Nagar ₹8,350 and Kengeri ₹9,250 — meaningfully below the eastern and southern corridors for equivalent employment access, and with better operational metro access than most of them.
Micro Position — Why Mailasandra Specifically
The adjacency is the entire argument. Sattva Global City sits immediately next door — a technology campus reported at roughly 120 acres with approximately 3.3 million sq ft of built-up area, in the RR Nagar belt behind R.V. College of Engineering, about a kilometre from Pattanagere metro station.
Sattva Group owns and operates it. That is what separates this from every other "close to work" claim on the corridor: the developer building the homes is the developer running the campus. For a resident employed there, the commute is a walk across a boundary.
Google's own autocomplete confirms how strongly the two are associated — the top suggestion for "Sattva Mysore Road" is "sattva global city mylasandra".
On the spelling. Mylasandra and Mailasandra are both in active use for the same locality on Mysore Road. The project name and slug use the first; the postal address uses the second. Note that a separate and entirely unrelated Mylasandra exists off Bannerghatta Road in south-east Bengaluru. The pin code disambiguates: this location is 560059.
On the neighbouring pockets. RV Vidyaniketan is the immediate sub-locality, named for the RV education campus and known for its metro connectivity and easy cab and auto availability. Rajarajeshwari Nagar is the larger, established residential belt to the east, and Kengeri the satellite town to the west, both with mature retail, healthcare and schooling.
Metro Connectivity
This is the corridor's strongest asset and the reason to read this section before any other.
| Station | Line | Approximate distance | Status |
|---|---|---|---|
| Pattanagere | Purple | 1 – 2 km | Operational |
| Kengeri Bus Terminal | Purple | 3 km | Operational |
| Challaghatta (western terminus) | Purple | 5 km | Operational |
| Jnanabharathi | Purple | 6 km | Operational |
| Mysore Road | Purple | 9 km | Operational |
From any of these, a single ride reaches KSR Bengaluru City Railway Station and Majestic, then Cubbon Park, MG Road and Indiranagar, continuing east to Whitefield. Trains run from 5 am to 11 pm, every five minutes at peak and every ten to fifteen minutes off-peak.
The practical effect is that a household here can reach the central business district and the eastern corridor without driving. That is not true of most of Bengaluru's newer residential corridors, where the metro remains a line on a plan. This one is running.
Road Connectivity
| Route | Detail |
|---|---|
| Mysore Road (NH-275 / SH-17) | The corridor's arterial spine, running west toward Ramanagara, Channapatna and Mysuru and east into the city via Sirsi Circle |
| NICE Road | Peripheral link (~5 km) to Kanakapura Road, Bannerghatta Road, Hosur Road and Tumkur Road without entering the city |
| Outer Ring Road | Via Nagarbhavi and the western ORR arc |
| Kengeri–Uttarahalli Road | Southward link to Uttarahalli, Subramanyapura and the Kanakapura corridor |
| Magadi Road | Northward link via Nagarbhavi |
| Bengaluru–Mysuru Expressway | The ten-lane access-controlled corridor to Mysuru, reached via Mysore Road |
The Bengaluru–Mysuru Expressway deserves specific mention. It has cut the Bengaluru–Mysuru run to roughly ninety minutes and made Ramanagara, Bidadi and Channapatna genuinely accessible. For a Mysore Road resident, it opens weekend travel and it is progressively pulling industrial and institutional development westward along the corridor.
Location Map — Sattva Mysore Road
Rail and Air
- Kengeri Railway Station — approximately 4 km. Suburban and passenger services on the Bengaluru–Mysuru line.
- KSR Bengaluru City Junction (Majestic) — approximately 18 km by road, and a direct single-ride metro journey on the Purple Line.
- Kempegowda International Airport — approximately 50 km via NICE Road and the ORR, typically 75–100 minutes. This is the location's principal connectivity weakness.
Employment and Education Anchors
| Anchor | Approximate distance |
|---|---|
| Sattva Global City (~120 ac, ~3.3 msft technology campus) | Adjacent |
| R.V. College of Engineering (RVCE) | 1 km |
| RV University | 1 km |
| Global Village Tech Park cluster | 2 km |
| Don Bosco Institute of Technology | 3 km |
| Bengaluru University, Jnanabharathi campus | 6 km |
| PES University, Ring Road campus | 9 km |
| Mysore Road industrial belt | 12 km |
| Bidadi industrial area (Toyota Kirloskar and cluster) | 20 km |
| Central business district (via Purple Line) | 18 km |
The employment base here is a mix rather than a monolith, and that is worth understanding clearly. It is not Whitefield: the total technology employment on this corridor is smaller. What it is instead is a combination of a technology campus cluster, a very large higher-education concentration, and a western industrial spread toward Bidadi — three different demand sources with different cycles.
The education cluster is the underrated part. Five major institutions within nine kilometres produces a large, steady tenant base of faculty, research staff, visiting academics and postgraduate students. Academic tenants rent reliably, move less frequently than corporate tenants, and are relatively insensitive to the technology hiring cycle. For a landlord, that is a genuinely useful diversifier.
Schools
| School | Approximate distance |
|---|---|
| Gnana Bodhini Primary School | 1 km |
| RV school network (RV Vidyaniketan campus) | 1 km |
| Orchids The International School, Mysore Road | 3 km |
| BGS Public School, Kengeri | 4 km |
| Priyadarshini Vidya Kendra | 4 km |
| Kumarans (RR Nagar belt) | 6 km |
| Delhi Public School (western Bengaluru) | 8 km |
| Vidyaniketan schools | 2 km |
The RV education campus alone anchors schooling within a kilometre, with the international options at three to eight kilometres in the Mysore Road and RR Nagar belt.
Hospitals
| Hospital | Approximate distance |
|---|---|
| BGS Global Hospital, Kengeri | 4 km |
| Rajarajeshwari Medical College Hospital (RRMCH) | 5 km |
| SS Sparsh Hospital | 6 km |
| Shreya Hospital, Kengeri | 4 km |
| HK Hospital, Kengeri | 5 km |
| Apollo and Fortis (western Bengaluru network) | 10 – 14 km |
BGS Global Hospital at Kengeri, four kilometres away, is the practical answer for anything serious — a tertiary multi-speciality facility. RRMCH adds a medical college hospital at five kilometres. Healthcare access on this corridor is better than most of Bengaluru's peripheral residential markets.
Retail, Dining and Recreation
Malls. Gopalan Arcade Mall and Gopalan Mall are both within a five-to-six kilometre radius. Global Mall, Mantri Arena, Orion and Vega City are a short drive further, and Royal Meenakshi Mall is reachable via NICE Road.
Everyday retail. Mysore Road and Rajarajeshwari Nagar carry a mature high-street base — supermarkets, pharmacies, banks, clinics, restaurants and daily-needs infrastructure built out over decades. This is an established part of the city, not a greenfield periphery, and the convenience layer already exists.
Recreation. The Bengaluru University Jnanabharathi campus green belt, the Turahalli forest area to the south-east, and the open country west toward Bidadi and Ramanagara. The Bengaluru–Mysuru Expressway puts Mysuru within roughly ninety minutes for weekend travel.
The Honest Trade-Offs
The employment base is smaller than the eastern and southern corridors. Sattva Global City and the Global Village Tech Park cluster are real and substantial, but the total technology employment on Mysore Road does not approach Whitefield's or Electronic City's. If your work is in either of those, the cross-city commute from here is long — and the fact that the Purple Line runs directly to Whitefield helps but does not eliminate the distance.
The airport is 50 km away. Roughly 75 to 100 minutes via NICE Road and the ORR. For frequent international travellers, this is a real and permanent cost.
Mysore Road carries heavy through-traffic. It is a national highway corridor with intercity and freight movement toward Mysuru. Peak-hour congestion at the city end is real, and the corridor's own local traffic has grown with residential development.
Corridor perception lags corridor infrastructure. Mysore Road still carries a secondary-corridor reputation in Bengaluru property conversation, despite having an operational metro line that most fashionable corridors lack. That perception gap is precisely why the pricing is where it is — it is the opportunity and the risk in the same fact.
The metro helps with the city, less with the east. A Purple Line journey from Kengeri to Whitefield crosses the entire city. It is possible and it is comfortable, but it is not a short trip.
The Investment Case for Mysore Road
Operational infrastructure, not promised infrastructure. Three Purple Line stations within a short reach, running to the central business district today. Most Bengaluru corridors priced above this one are still waiting for their metro.
A structural pricing gap. ₹8,100 to ₹9,250 per sq ft across Mysore Road, RR Nagar and Kengeri, against materially higher rates in eastern and southern corridors with comparable employment access and worse metro connectivity. Gaps driven by perception rather than by fundamentals tend to close.
A diversified rental base. A technology campus, five higher-education institutions and a western industrial belt — three demand sources on different cycles, which is unusual resilience for a peripheral residential market.
Branded supply is arriving. The corridor has been under-supplied with large branded residential product. Projects at this scale set the corridor benchmark rather than competing within an established one.
Westward expansion. The Bengaluru–Mysuru Expressway and the Bidadi industrial cluster are pulling development west along this corridor. Mailasandra sits at the established end of that movement, with infrastructure already in place rather than in prospect.

Sattva Mysore Road Location — Frequently Asked Questions
Common questions on Sattva Mysore Road covering the developer, the Mysore Road corridor, configurations, pricing and approvals.
A large technology campus on Mysore Road in the Rajarajeshwari Nagar belt — reported at roughly 120 acres with approximately 3.3 million sq ft of built-up area — owned and operated by Sattva Group. It sits behind R.V. College of Engineering, about a kilometre from Pattanagere metro station. Sattva Mysore Road is immediately adjacent, which makes the walk-to-work proposition a matter of asset ownership rather than proximity marketing.
Roughly four to six. 1,904 apartments across 11 towers is about 173 per tower, and against a format reaching up to 40 floors that gives four to six per floor-plate — roughly half the density of a typical 40-storey Bengaluru tower, which carries eight to twelve per core. The result is shorter peak-hour lift waits, more corner units with two exposed faces and cross-ventilation, and less common corridor loaded into each apartment's super built-up area.
1 BHK at 750 sq ft, 2 BHK at 1,100–1,200 sq ft, 2.5 BHK at 1,230–1,290 sq ft, and 3 BHK with two toilets at 1,450–1,510 sq ft. Very few branded Bengaluru launches carry a genuine one-bedroom, and the 2.5 BHK gives two full bedrooms plus a half-room usable as a study or nursery without a third bedroom's area cost.
Indicative pricing runs ₹9,200–₹10,300 per sq ft, giving an all-in band of roughly ₹69 lakh to ₹1.56 crore — ₹69–72 Lakh for 1 BHK, ₹1.05–1.16 Cr for 2 BHK, ₹1.21–1.29 Cr for 2.5 BHK and ₹1.46–1.56 Cr for 3 BHK. No official cost sheet has been published; the price list is released at launch. Budget a further 9–12% for statutory and one-time charges, and ask for the floor-rise table since it compounds substantially across 40 storeys.
RERA registration has been applied for and the number is awaited. Under the Real Estate (Regulation and Development) Act a project cannot be advertised for sale or accept booking payments before registration, so the current stage is expression of interest only. Once issued, verify the number independently on the Karnataka RERA portal at rera.karnataka.gov.in and check that the registered entity is Sattva Resi Private Limited.
BMRDA is the Bangalore Metropolitan Region Development Authority, the planning authority for the region surrounding the BBMP municipal core. Its approval confirms the layout sanction and approved land use for the parcel, and it is the planning framework a subsequent RERA registration is built on. Ask for the approval documents and route them through your own legal counsel.
